Fees, process, and how we work — the ten questions we hear most.

What services does ON Design Lab offer?

Commercial spaces — F&B, retail, offices, department store counters and storefronts — and residential design. We start from brand logic, not from style: first we find what the space should say, then we decide what it looks like.

How are residential design fees calculated?

NT$8,000–12,000 per ping (approx. 3.3 m²), depending on site conditions and the complexity of the brief. The design fee covers a complete spatial narrative and full documentation — not just drafting.

How is the construction management fee calculated?

Construction management is 12% of the construction cost. It covers contractor coordination and design supervision throughout the build, ensuring the finished space matches the design.

How are commercial projects priced?

Commercial work is quoted per project, based on brand scale, number of locations, and site conditions. Write to info@ondesignlabltd.com to start the conversation.

If a brand is opening multiple stores, does each one pay the full design fee?

No. Once the flagship store establishes the complete design concept, subsequent stores pay only a documentation-adjustment fee, adapting the established concept to each site. This model works especially well for department store rollouts and chain brands.

How does the design process work?

Concept development → floor plan → elevation design → 3D visualization. Each stage is confirmed by both sides before moving on to the next.

How are payments made?

Fees are invoiced in installments tied to project stages, with the proportion and timing of each installment clearly defined in the contract.

How many revisions are included?

Two rounds of revisions are included at the concept stage and two at the 3D visualization stage. Directional changes after sign-off, or additions beyond the agreed scope, are quoted separately.

Who owns the copyright to the design?

Once fees are paid in full, the economic rights to the design belong to the client. The studio retains the right to publish the work in its portfolio, on its website, and in award submissions.

What areas do you serve?

The studio is based in Taipei and works throughout Taiwan. Overseas projects are welcome.
