Design does not begin with style. It begins with understanding the brand. Through interviews we work out what the brand actually believes. For commercial space we look at operating logic: who is the circulation designed for, and does the budget go somewhere anyone can see? For homes we look at how the resident actually lives: how a day unfolds, which complications need sorting out in advance. This stage decides what the space should say.

Turning brand logic into spatial strategy: concept development, the direction of the floor plan, and precise allocation of budget. Every resource is questioned first — can this investment become something the brand genuinely needs? If not, it goes.
Design Development

Floor plans, elevations and 3D visuals take shape step by step. The concept stage and the 3D stage each include two rounds of revision, and every stage is confirmed in writing by both sides before the next begins — a decision that has been confirmed is a decision you can rely on.
Construction Supervision
Construction Supervision
Design briefing at tender stage, contractor coordination and design supervision. We make sure what gets built says the same thing the design said — the site supervision fee is 12% of construction cost, covering coordination and supervision across the whole build.
Handover
Delivery
Design sign-off at handover, and delivery of the design deliverables. Once fees are settled, economic rights to the design belong to the client. The space starts running, and the brand starts speaking.
